This very attractive detached property is part of a well established and very popular community (La Perla) which is just a short drive the and lovely 15-20 min stroll down through citrus groves to Arboleas centre. The villa of 100 mtrs over a single level has a very eye catching exterior and has been designed with light and space in mind. It comprises as follows glazed arched door way into a very large conservatory come dining room/2nd living room which has three further beautiful arched windows (2 topped by extendable sun awnings) that look out over the gardens/pool and beautiful views. From this conservatory, 1st door to right, leads into the far larger than average kitchen with ample light lacquered wood effect units and polished granite work tops (all appliances to remain). A further double sliding door off of the conservatory leads into the very generous lounge which benefits from a corner mounted top range pellet burner. To the rear of kitchen a doorway leads into a small hallway off of which you have a good sized fully equipped and the first double bedroom ( as this area of the villa is sectioned off from lounge and other bedroom it’s like a self contained apartment which allows guests high levels of privacy). From the left of kitchen further interior door access takes you back into the lounge which you cross over for door access to the very spacious master bedroom with its large en suite bathroom and a very useful good sized walk in wardrobe – store room.
All key rooms benefit from hot and cold air conditioning and fly screens are fitted throughout. The property also has a drinking water system, back up water deposit and water pump.
For annual running costs including rates, water, electric, pool cleaning, internet, build and contents insurance allow for between 3,180 and 3,700 Euros for the year. So very economical.
The gardens to the property total 626 mtrs. Along frontage you have a stone clad decorative wall to one side of which you have double iron work gates giving access to a large off road drive way/ parking area. To the other a single iron work gate leads onto a terraced pathway which leads you firstly to the villas entrance then on into the main garden area. Here you find a large sun terrace/patio encasing the 8 x 4 moulded/shaped private pool with side steps and safety rail To the left of pool you have an outside shower which has been walled and tiled with traditional Spanish tiling. The gardens bristle with beautiful mature palms, yuccas, fruit trees and a whole array of colourful shrubs and enjoy wonderful views of the surrounding hills. The sun rises each morning in front of the villa pool and travels directly over the property during the course of the day.
Current owners have been unable to use/stay at property for a few years (though has been rented between times) and subsequently the villa and gardens are not at their best. Work is required as below to get villa and gardens back to tip top condition and in pricing the villa, as they have the owners have more than reflected this. Work required- (outside) gardens are quite overgrown in places and also have extensive weeds. An in expensive and quick fix. The swimming pool has a small leak and the moulded unit is very faded and the border above water level deteriorated – This needs to be drained, repaired – re painted and depending where leak is will cost a max of 1,500- 3,200 Euros. Some tiles have lifted – cracked on terracing – Max 300 Euros to replace-repair. On interior holes and cracks where pictures (no longer there) have been hanging need filling and the entire villa needs repainting 850-1,200 Euros. 3 interior door frames have damage beyond repair so need re placing/re varnishing -200-350 Euros. The kitchen though in working order and granite work tops perfect – so not essential- will most likely, as often 1st thing new buyers do, be replaced allow 5,000-8,000 Euros for this inc new appliances. We have a bank of well established and reputable trades people on hand who will be able to do all work required.
